Every price includes
A fixed monthly rent from the agreed start date for the whole term, regardless of occupancy. All letting, occupier management, licensing, compliance and day-to-day maintenance handled by us. The property is returned at the end of the term in the condition set out in the inventory, with a professional end-of-tenancy clean.
The rent we offer is below the open-market rent — that difference is what pays for the voids, the management and the risk we take on. Before signing, confirm with your lender and buildings insurer that a company let and sub-letting are permitted; we will tell you what to ask them. The agreement is with our operating company, named on the contract. Independent legal advice is recommended and welcome.
What we need from you
Priced separately so the base price stays honest
If the job is materially different from the booking, the team stops, photographs it and calls you before doing any work. We never do extra work first and invoice for it afterwards.
Why landlords choose a fixed rent over a higher one
A guaranteed rent is lower than the best month a letting agent will promise you. It is higher than the average month once voids, fees, arrears and your own time are counted.
The maths most landlords never do
A 4-bed HMO advertised at £2,400 a month with one void month a year, agent fees and a couple of missed rents rarely nets more than £1,900. A guaranteed £1,900 every month, with none of the calls, is not a discount — it is the same money without the stress.
Oxford is an operator’s market
Every HMO in Oxford needs a licence, and the council inspects. Operating a compliant HMO is a job. If you would rather own the asset than run the business, hand us the business.
Cleaning is what we do
The reason properties come back in good condition is that our own crews are in them every changeover and every quarter. The cleaning company is the operator; nobody is subcontracting the standard.

What we need from you
The address, number of bedrooms and bathrooms, current condition and any existing licence or tenancy. Whether the property is mortgaged and with whom, because lender consent is the first thing we check. And what you actually want: a number every month, or the property back in three years in good order — usually both.

How does guaranteed rent work?
We take your property on a fixed-term agreement, typically three to five years, and operate it ourselves as a licensed HMO or a short let. You are paid an agreed rent every month from the start date, whether the property is occupied or not. We handle the occupiers, the licensing, the safety certificates, the day-to-day repairs and the cleaning, and hand the property back at the end in the condition set out in the inventory.
Who is my agreement with?
With our operating company, named on the contract. We ask every landlord to confirm that their mortgage and buildings insurance permit a company let and sub-letting before signing, and we recommend independent legal advice.
Why is the guaranteed rent lower than the advertised market rent?
Because it is paid every month, including the months the property would otherwise be empty, and because we carry the management, the compliance and the risk. Compare it to your average month over a year, not to the best month an agent promises.
Who holds the HMO licence?
We do, as the person managing, or we apply for it on the property if it does not have one. Oxford requires every HMO to be licensed; that is one of the jobs you are handing over.
What repairs are you responsible for?
Day-to-day repairs and maintenance up to an agreed limit per item are ours. Structural work, the roof, and replacing a boiler or major appliance remain the owner’s, as they would under any tenancy.
What condition do I get the property back in?
The condition recorded on the inventory at the start, fair wear and tear excepted, with a professional end-of-tenancy clean by our own crews.
