No two short-let properties cost the same to turn around. Linen in-house or laundered by us, guest volume, check-out to check-in gap, key handling, how the last guest left it — each one moves the price, and a number pulled from a table would either overcharge you or underdeliver for your guests.
So we do it properly: a short call or WhatsApp, a walk through your listing, and a fixed price per changeover in writing — one figure, invoiced monthly, that does not move once agreed.

Exterior refresh: safe two-bucket wash, wheels, arches, glass, tyre dressing. Full valet adds the full interior — vacuum, all surfaces, door shuts, interior glass. Showroom detail adds decontamination, a light machine polish and sealant. Paint correction is the full compound pass — one-stage or two-stage — and ceramic coating goes on top of corrected paint only. We work from your outside tap and a power socket — most driveways and workplaces have both. Tell us at booking if yours doesn't and we will plan around it.

Vehicle sizes follow the usual trade split: small is a Fiesta or Corsa, large covers estates and compact SUVs, extra-large covers 7-seaters and full-size 4x4s. Vans quoted individually.

Exterior glass, frames, sills and doors cleaned with purified water on a reach-and-pole system — no ladders on your walls, no streaks as it dries. On a round, we come back every 4 or 8 weeks, you pay per visit, and you can stop whenever you like. Inside-and-out cleans include interior glass and sills throughout.

Round prices assume access to the front and back without a key. One-off exterior cleans not on a round are +50%. Above three storeys, and anything needing a cherry picker or scaffold, is quoted after a look. Travel as per our travel policy.

Pre-vacuum, pre-spray, agitation, hot-water extraction and a fast-dry pass, with furniture moved where it moves safely. Extra dry passes so carpets are damp, not wet, when we leave. Drying time depends on the carpet, the weather and your heating — we tell you on the day. A standard room is up to about 16 m²; larger rooms and open-plan spaces are priced as a large room.

Minimum visit £85 covers travel and machine set-up. When carpets are added to an end of tenancy or deep clean on the same visit, the minimum does not apply and rooms are £40 each. Heavily soiled carpets are quoted from photographs. Travel as per our travel policy.

Yes. Our Turnover Shield service covers same-day changeovers: a full clean to hotel standard, fresh linen, restocking and photo confirmation sent to you before your guest arrives. If you would rather step away from the property altogether, ask us about guaranteed rent: we take the property on a fixed term, operate it as a short let or HMO, and pay you a fixed rent every month.
We take your property on a fixed-term agreement — typically three to five years — and operate it ourselves as a licensed HMO or a short let. You are paid an agreed rent every month from the start date, whether the property is occupied or not. We handle the occupiers, the licensing, the safety certificates, the repairs and the cleaning, and hand the property back at the end in the condition set out in the inventory. The agreement is with our operating company, named on the contract, and we ask every landlord to confirm their mortgage and insurance permit a company let before signing.
