Final walkthrough against the written specification, signed off on site.
Same-day or under 24 hours’ notice +20%. Property still furnished +25%. Sundays and bank holidays +25%. Over 10 miles outside the Oxford ring road +£15. Heavily soiled or hoarding conditions are quoted after inspection. Prices exclude VAT where applicable.

What we need from you
The property size, the postcode, the date you need it done by, and who holds the keys. If the oven, carpets or exterior glass are wanted, say so at booking — they are priced separately and we would rather quote them than surprise you. Tenants: check your tenancy agreement for what the landlord expects; send it to us and we match the specification to it.

Do you do end of tenancy cleaning in Oxford at a fixed price?
Yes. Prices are fixed by property size — studio £175, 1-bed £225, 2-bed £295, 3-bed £395, 4-bed £495, 5-bed £595 — for an empty, unfurnished or part-furnished property in normal condition. Ovens, carpets, exterior glass and rubbish are priced separately and declared at booking.
Are interior windows included?
Yes. Interior glass, window frames, sills and tracks are part of every end of tenancy clean. We do not charge for them as an extra. Exterior glass is excluded on access and safety grounds; ground-floor exterior glass can be added for £45.
How quickly can you do it?
Standard turnaround is 48 hours from instruction, subject to availability. Same-day and under-24-hour bookings are taken when we have cover, at +20%.
What if the letting agent or landlord isn’t happy?
Report the fault within 24 hours of handover and we return and fix it within 48 hours, free of charge. The signed sign-off sheet and photographs are the record of what was done.
Do I need to be there?
No. We work from agent keys, key safes or a handover from the tenant. Whoever is present at the end signs the sheet; if nobody is, we photograph every room and email the pack.
Is the price different for furnished properties?
Yes — a furnished property takes longer and is +25%. Heavily soiled, hoarding or post-build conditions are quoted after a look at photographs or a short visit rather than from the table.
