Pre-vacuum, pre-spray, agitation, hot-water extraction and a fast-dry pass, with furniture moved and replaced where it moves safely. Extra dry passes so carpets are damp, not wet, when we leave. Drying time depends on the carpet, the weather and your heating — we tell you on the day. Spot treatment of ordinary marks is part of the job, not an extra.
The £85 minimum covers travel and machine set-up. When carpets are added to an end of tenancy or deep clean on the same visit, the minimum does not apply and rooms are £40 each. Heavily soiled carpets, flood damage and pet-urine contamination are quoted from photographs. Travel as per our travel policy. Prices exclude VAT where applicable.

If the job is materially different from the booking, the team stops, photographs it and calls you before doing any work. We never do extra work first and invoice for it afterwards.
Why extraction, and why it matters at check-out
Most Oxford tenancy agreements require carpets to be professionally cleaned at the end. A receipt for a proper extraction clean is deposit evidence; a hired machine from the supermarket is not.
Hot-water extraction, not a shampoo
Detergent shampoos leave residue that attracts dirt back within weeks. Extraction rinses it out and pulls it into the tank — you can see what came out of the carpet.
Priced by the room, agreed first
No per-square-foot arithmetic at the door. A standard room is £45, stairs and landing £75, a whole 3-bed £215. The whole-house price is always cheaper than adding the rooms up.

How much does carpet cleaning cost in Oxford?
£45 for a standard room, £65 for a large living room, £75 for hall, stairs and landing, and whole-house prices from £120 for a 1-bed to £275 for a 4-bed. There is an £85 minimum visit unless carpets are added to a clean on the same day, in which case rooms are £40 each with no minimum.
How long do carpets take to dry?
It depends on the carpet, the room and the weather. We finish with extra dry passes so the carpet is damp rather than wet; most synthetic carpets in a ventilated, heated room are dry the same day. Wool, thick pile, a cold house or a wet day take longer. We give you an honest estimate on the day rather than a promise on a website.
Do you move furniture?
Yes, where it moves safely — sofas, chairs, small tables. Wardrobes, beds with drawers and pianos stay where they are and we clean around them.
Will you get pet stains and smells out?
Ordinary marks are part of the clean. Pet urine that has reached the underlay needs a different treatment and is quoted from photographs — we would rather tell you that first than promise a miracle.
Can I add carpets to my end of tenancy clean?
Yes, and it is the cheapest way to have them done: £40 per room on the same visit, no minimum charge, one invoice, one receipt for the agent.
Is stain protection worth it?
On a light carpet in a family home or a rental, yes — £15 a room buys you time to blot a spill before it becomes a stain. On a dark, short-pile carpet it is usually not worth paying for.
