Airbnb turnovers in Oxford,
priced per changeover and reported with photos.
Your rating lives in the gap between check-out and check-in. We turn short-let properties around to hotel standard, photograph every room before the next guest, and report damage and low stock before it becomes a review. One fixed price per changeover, agreed in writing, invoiced monthly.
How turnovers are priced
No two listings cost the same to turn around, so we do not price them from a table. You get a fixed price per changeover in writing after a short call and a look at the listing — and it does not move once agreed.
Fixed price per changeover
Agreed per listing · invoiced monthly · Oxford and Oxfordshire
Every price includes
Every changeover: beds stripped and made, bathrooms sanitised, kitchen reset, floors, surfaces and touchpoints, bins out, and a room-by-room photo set sent to you before the guest arrives. Damage, breakages and low stock reported the same day, with photographs. Same team on your property wherever possible, so nothing gets missed twice.
What moves the price: linen in-house or laundered by us, guest volume, the gap between check-out and check-in, key handling, and how the last guest left it. Portfolio pricing is agreed once and applies to every property you add. Travel as per our travel policy.
Optional on any changeover
Priced separately so the base price stays honest
If the job is materially different from the booking, the team stops, photographs it and calls you before doing any work. We never do extra work first and invoice for it afterwards.
Turnover Shield: why hosts hand us the property between guests
A cleaner who is late, or misses the hair in the shower, costs you a review you cannot delete. We run turnovers as a system, not a favour.
The photo report is the product
Every room photographed before check-in and sent to you. When a guest claims the flat was dirty, you have a timestamped answer. When a guest breaks something, you have the evidence for the claim.
Priced per changeover, not per hour
A fixed figure per turnover, in writing, invoiced monthly. A slow clean is our problem. A same-day back-to-back is a conversation, not a surprise on the invoice.
Same team, same standard
One team learns your property: which key sticks, where the spare linen lives, how you like the towels. Consistency is what keeps a five-star average at five.
How it works
Three steps. Most hosts have a written price within a day.
- 1Send the listing and the typical gapThe Airbnb or Booking.com link, how many changeovers a month, and how long you usually have between guests.
- 2A short call and a written priceWe agree what is included, what is optional, and one fixed price per changeover. Portfolio pricing if you have several listings.
- 3Book us on your calendar and forget itShare your booking calendar or message us the dates. We turn the property, send the photos, and invoice monthly.
What we need from you
The listing link, how many changeovers a month, whether linen is in-house or laundered, how keys are handled, and the shortest gap you ever have between guests. If you already have a cleaner, tell us what goes wrong — that is usually the thing we fix first.
Short-let turnovers across Oxford
City-centre flats with tight check-in windows, Jericho and Summertown townhouses, family homes near the hospitals and the science park. Oxford is a year-round market and the turnover gap is often under four hours.
City centre and Jericho
Flats with short gaps, permit parking and shared entrances. We plan around the building, carry linen in, and photograph before we leave.
Headington and the hospitals
Medical and academic visitors, longer stays, mid-stay cleans. A quieter rhythm, priced accordingly.
Hosts with several listings
One rate card, one team, one monthly invoice, and a portfolio price that applies to every property you add.
Where we work
Airbnb cleaning in Oxford — what hosts ask before they switch
How much does an Airbnb turnover clean cost in Oxford?
We do not price turnovers from a table because linen, guest volume, the gap between guests and how the last guest left it all change the job. You get a fixed price per changeover in writing after a short call and a look at the listing, and it does not move once agreed. Most hosts have a number within a day.
Do you handle linen?
Yes, either way. If you have linen in-house we strip, wash where there is a machine on site, and make the beds. If you would rather not, we launder and rotate sets for a per-set price.
Can you do same-day back-to-backs?
Yes when we have cover, and we tell you straight away whether we do. A same-day turnaround is agreed as an option on your price, not sprung on you afterwards.
What is in the photo report?
Every room after the clean, the bathroom and kitchen close up, the beds made, and anything we found: damage, breakages, low stock. Sent to you before the guest checks in.
Do I need to be there or provide access?
No. We work from lockboxes, key safes or smart locks. Tell us the access arrangement once and it goes on your property sheet.
Can you restock consumables?
Yes. We hold stock of the basics and restock at cost plus 10%, itemised on the monthly invoice, or you supply your own and we tell you when it is running low.
